Q. Can I sell My house on my own?

A. Of course. As a matter of fact , there are several sites that provide instructions on the "how to" and what needs to be done. If you are willing to do the work, and there will be a lot of it, marketing , advertising, and follow up with the process, then why not. Keep in mind, the legal aspects of selling a property are changing every year, and you will need to do your home work as to all the legal aspects and such. Additionally, if you like to place your home in the MLS, there are several agencies that will do that for you for a flat fee. However, that means you have to offer compensation to the selling agent of at least 2.25%, mostly 2.5-3.0%. Without the MLS listing, expect your home to be on the market about 3 to 4 times longer than average. Which brings up the 2nd question.

 

Q. Do I save money, selling my home without help from a realtor?

A. Mostly, No. here are several situations to further explain my answer.

1-) You list your home by owner, little advertising to save money. Chances are, you will be waiting for a long time, for a drive by looking in your area, and something good may happen. Considering the variables involved, this option may cost too much if home prices gone up during the marketing period, thus, you are giving away 1000's of your home's true value. If prices have gone down, then your home simply, will not sell.

2-) You list your home by owner, with a "for fee assistant" to place it in the MLS. This situation is no difference than the first one, unless you offer compensation to the buyer's agent, which is about 2.5%.

In addition to the marketing cost that you will have to do. And again, pricing your home is an issue, same with the first option. If your home sells, then your fees are nearly as much as paying a full 4.5% or even higher.

3-) You are active and motivated, and you sell your home quickly, through a drive by. Then you save money. Even though this is possible, but the odds are fairly slim. Trying this approach is advisable, as long as you are not discouraged if your house does not sell. You can always seek a professional realtor afterwards.

 

Q. Why use a Realtor?

A. A realtor will help you with pricing, market analysis, and general supporting facts in the beginning.

Then you have of course the following facts that will sell your home in a timely manner:

  1. Listing in the MLS with media at the realtor's expense

  2. Newspaper ads

  3. Flyers

  4. Mail outs

  5. Signage

  6. Continued support and price adjustment if needed

  7. The work during escrow till closing

  8. Open homes, with ads

  9. Advice on staging your home, driven from experience

  10. Remember: the possibility that the realtor may already have buyers.

  11. The tedious negotiations process

  12. All the legal forms and aspects (forms tend to change very often)

Just about every item on the list costs money, and all of it is paid by the realtor. But it will get your home SOLD. Maintaining the fact that most realtor's price homes about 3-5% higher than anticipated value, your net after closing is almost guaranteed to exceed your net if you do sell on your own. Remember, If you chose a realtor who skips on any of the above 12 items, then may be you have chosen the wrong realtor.
